A2Dominion:

A2Dominion are the developers for the whole of Elmsbrook.  They are also the landlords for all social housing Tenants, and Shared Ownership homes, and they are responsible for the estate Service Charges.  They are also responsible for Defects for Phases 1-2, and for Shared Owners and Tenants on all 4 phases (beyond 1 year of first occupation of a home).

You may also find them useful for questions regarding: Grounds maintenance issues, Ventilation systems in your home, Paint specs (per phase! – though we are trying to collate these on this website!), and more.

Crest Nicholson homes are the Joint Venture Partners with A2Dominion for the construction (and thus Defects responsibility) on Phases 3+4.

Shimmy:

Our Shimmy home monitoring systems app is created and maintained by Carnego Systems, managed by Bill Box.  Bill typically visits Elmsbrook 3-4 times per year, on A2’s Surgery Days.

Travel Plan Coordinator (TPC):

This is currently Laura Fitzgerald.  It is currently unclear what exactly the TPC should be providing for us! – Laura led this role previously, for Mode Transport, but when she left them and another group at Mode took it over, they told us that the role was wider than they had previously been providing us: this needs clarifying!

Please note – they are a SEPARATE company entirely from SSE, the electricity people. Despite the logo similarity, name, etc!  They also did not design or build our District Heating System (DHS) – that was A2 and Vital Energy, respectively.  They are responsible for maintaining our DHS on a long term (25 years) contract to A2.

NHBC (National House Building Council)

NHBC states its primary purpose as raising the construction standards of new homes in the United Kingdom, and providing consumer protection for homebuyers through its 10-year Buildmark warranty.  In practice…they’re paid for by the builders/developers; the evidence has to be pretty incontrovertible for them to rule in the owners’ favour…and their rulings are “guidelines” only – it doesn’t mean the repairs will be done to the standard they specify.  However, as builders try to get away with all sorts, sadly, they can be an important last-resort.
